Description
From the marketplace listing
Circlemark turns the county record into a working prospect list for commercial real estate. Ask for the loans about to move — by maturity window, borough or county, size, lender, property type or recorded distress — and get them property by property, with lender, borrower, amount and maturity taken from the recorded instrument. Every date carries its provenance: Circlemark says which maturities are stated on the document, which are a rate reset read from the recorded rider, and which are modelled, and it never presents an estimate as fact. Ask who lends on deals like this and it ranks the institutions that have closed comparable loans in a market, county, property type and size band over the last 36 months, each dated to its last closing — revealed appetite from recorded liens, never a quoted credit box. Then find the people. One reveal names the officers, owners and signers the public record ties to a borrowing entity — each cited to the source it came from, whether an assessor roll, a mortgage, an HPD registration or the signature page of the instrument — and adds verified work emails. Direct phone numbers are a separate, explicit request. Coverage today is New York City (all four ACRIS boroughs) and Texas — Dallas–Fort Worth, San Antonio and Austin — re-checked weekly. A recorded satisfaction or release marks a loan paid off and excludes it by default; matured-but-open, modified, foreclosed and distressed loans are flagged. Requires a Circlemark account; sign-in happens on circlemark.ai over OAuth. The assistant confirms with you before any contact reveal is recorded against your account.

Competitor profile
From the developer’s listing and package; capabilities are not independently tested. Package observed Nov 2, 2026.
Declared capabilities
- Search recorded commercial mortgages by maturity window, county, size, lender and distress signals
- Label every maturity as stated on the instrument, a stated rate reset, or an estimate
- Rank the lenders that closed comparable loans in a market, each dated to its last closing
Declared limitations
- Consumer mortgage shopping. Circlemark reports the terms of commercial mortgages already recorded with the county; it is not a rate-quote or lender-matching service and holds no current market rates. The assistant should answer without the plugin, or say Circlemark cannot quote a rate or match a home buyer to a lender.
- General people or company contact lookup. reveal_contacts resolves only the people tied to a specific property's borrowing entity in a covered market; it cannot look up an arbitrary executive. The assistant should not call the plugin and should say it only reveals the principals behind a specific property's loan.
- Listings, asking prices and valuations. Circlemark covers recorded debt and the ownership behind it, not brokerage listings, asking prices or appraised values. The assistant should not call the plugin for sale listings and should say so, offering instead to search recorded loans on Manhattan office buildings.
Review scenarios; not an exhaustive list.
Cost & access
The plugin sells nothing and processes no payments. Users sign in to an existing Circlemark account; contact reveals use the reveal allowance already included with that account, and the assistant states the cost before any credit is spent.

Release notes
First directory release. - Search commercial mortgages by maturity window, county, size, lender, property type and recorded distress signals across New York City and Texas (Dallas–Fort Worth, San Antonio, Austin). - Every maturity is labelled as stated on the recorded document, a stated rate reset from the recorded rider, or modelled, so estimates are never presented as fact. - Lender research: find_lenders ranks the institutions that have closed comparable loans in a market, county, property type and size band, each dated to its last closing; get_lender is one institution's recorded footprint. Both read-only. - Reveal the officers, owners and signers behind a borrowing entity, each cited to its public-record source, with verified work emails. Direct phone numbers are a separate, explicit request. - Track properties on a watchlist and check the reveal-credit balance. Authentication: OAuth 2.1 with PKCE and dynamic client registration against circlemark.ai; the reviewer account's email and password are entered in Review details, not in this package.
