"TOISE answers the land and property questions French real-estate professionals ask, starting with the one that has no other automated answer: what does this company own, anywhere in France? You start from a holder who may be arbitrating, not from a plot. Other sources require you to name a commune or draw a zone first.\n\nThe second use with no equivalent is costing a deal. A dated operating statement for a development in VEFA, a property development contract, a dealer purchase-and-resale, or a long-term rental investment: margin, IRR, peak cash requirement, line by line, with instalments compliant with article R261-14 of the French construction code. The calculation is deterministic and every assumption can be changed in conversation.\n\nThen: what the local plan allows on one or several adjoining plots, the planning permissions filed there with the applicant's name and company number, the corporate owners of a plot or a commune, energy performance certificates nearby, market studies from recorded transactions, and a department-wide sweep to build a development plan.\n\nData comes from French open data: the tax authority's land file for legal entities (2025 vintage), recorded transactions, the national urban planning portal, IGN and INSEE.\n\nEvery answer carries its source and its limits. The file lists legal entities only, it describes the situation on 1 January 2025, the nature of each right is named rather than averaged, and buildable envelopes are given as a range because the planning portal does not georeference street-facing boundaries. No median is published below five usable sales and no trend without two comparable years: in those cases the server explains why instead of returning a number."
"TOISE answers land and property questions for real-estate professionals in France, using official open data (DGFiP legal-entity ownership file, DVF transactions, national urban-planning portal, IGN, INSEE, Géorisques, BODACC, ADEME). It finds the cadastral parcel behind an address, what the local zoning plan (PLU) allows there (as a range), the companies that own it and a company's or group's nationwide holdings, filed building permits, recorded sales and price per m², local property taxes, natural and industrial risks, easements and catchment areas; it also computes development and operating appraisals (residential development, trading, rental, hotels). Every answer states its source, vintage and limits, and declines to give an unsupported figure (e.g. no median below five usable sales). All tools are read operations: the connector never creates, edits or deletes anything in the user's account, except the export tool, which stores a downloadable file. Some tools work without an account; others require signing in to a TOISE account (OAuth). Data and answers are in French."
