Description
From the marketplace listing
A mortgage calculator, loan calculator and amortization calculator that works inside the chat. Give a loan amount (or a home value and down payment), an interest rate and a term, and Amortiza Loan Planner returns the exact payment to the cent, total interest, the payoff date and a full amortization schedule you can download as a CSV.
Plan paying off early: add a recurring extra payment or one-time lump sums and see the interest saved and how many months sooner the loan is paid off. Switch to biweekly or weekly payments, including accelerated biweekly.
See the whole monthly housing payment (PITI): principal and interest, property tax, homeowners insurance, HOA dues and PMI. PMI is charged only while the loan is above 80% of the home value and drops off once the balance reaches 78%, with the dates shown.
Compare 2 to 4 loans side by side, such as a 15-year vs a 30-year mortgage, different rates, or paying points to lower the rate. Each option shows the payment, total interest, upfront costs, total cost and the break-even month for points or fees.
The interactive view has rate, term and extra-payment sliders, a balance and interest chart, a yearly table and a CSV download.
Results are deterministic calculations from the numbers you give, the last payment is adjusted so the balance ends at exactly zero, and 0% loans are handled. No personal information is needed.
Limitations: fixed-rate loans only (no adjustable-rate resets, interest-only or balloon loans); it does not look up current rates, taxes or insurance quotes; results are informational and are not financial advice.

# Amortiza Loan Planner
Use `calculate_loan` when the user asks for a mortgage or loan payment, an amortization schedule or table, total interest, a payoff date, savings from extra payments or paying off early, or a full monthly housing payment (PITI).
1. Pass `principal`, or `home_price` with `down_payment` or `down_payment_percent`. Pass `annual_rate` in percent and `term_years` or `term_months`. Ask one short question only if the rate or the term is missing.
2. Add `extra_payment` for a recurring extra amount per payment and `one_time_payments` for lump sums (date as YYYY-MM).
3. For a house purchase, add `property_tax_annual`, `home_insurance_annual`, `hoa_monthly`, and `pmi_rate` (needs `home_price`) when the user gives them. Never invent tax, insurance or PMI figures; say they are excluded instead.
4. Use `payment_frequency` biweekly or weekly when asked; set `accelerated: true` for "half the monthly payment every two weeks".
Use `compare_loans` when the user wants 2 to 4 options side by side. Put shared values (loan amount, start date) at the top level and what differs (rate, term, points, closing costs) in each scenario.
After a result, state the payment, total interest, payoff date and any savings in one or two sentences, then give the CSV link. Say the figures are informational, not financial advice, when the user is deciding on a loan.
Do not use these tools for current mortgage rates, rent-vs-buy advice, pre-approval or choosing a lender, and do not present results as a lender quote. Adjustable-rate, interest-only and balloon loans are not supported.
