MLS Colombia answers the most common property questions in Colombia inside ChatGPT, with no account needed: home values, listings for sale and rent, new housing projects, price per square meter, and inmobiliarias and constructoras. Home values and market prices cover Bogotá, Medellín, Cali, Barranquilla, Cartagena, Bucaramanga, Pereira, Manizales, Santa Marta, Cúcuta, Rionegro and the Oriente antioqueño, among other cities. Listings are the properties published on mlscolombia.co (apartamentos, casas, fincas, lotes and commercial spaces) and appear wherever members have published them. How much is my house worth? Tell ChatGPT the municipality, whether it is a house (casa) or an apartment (apartamento) and the built area in square meters. You get an indicative sale range in Colombian pesos (low, mid, high), an approximate US dollar figure at the dated TRM, a market-data confidence label and, when available, the expected monthly rent. If you do not give the built area, the app asks for it instead of guessing, and shows the municipality's median price per square meter. It is an informal estimate, not a certified appraisal. Find properties Search houses, apartments, fincas and lots for sale or rent published on mlscolombia.co by city, type, price and bedrooms. Each result links to its page. New housing projects See approved new-construction projects (off-plan, under construction, ready to move in) with starting price and delivery year when the developer set them. Market prices Median asking price per built square meter for a municipality, for sale and rent, with a confidence label and the as-of date. Agencies and builders Ask for inmobiliarias or constructoras in Bogotá, Medellín, Cali or any other city and get public directory entries with a link to each profile. Entries are not endorsements. How it works The app is read-only: it does not post, send messages or change anything, does not ask for your name, email or phone, and does not store your queries. Answers appear as a card and as plain text, each naming MLS Colombia, the date and a link you can open. If you want to continue, you can value your property in depth or list it for sale at mlscolombia.co; that step happens outside ChatGPT and you decide whether to leave your details. Use the MLS Colombia tool `mlscolombia_valorar_inmueble`.
1. Collect only what the user explicitly said: municipality, type (casa or apartamento) and built area in square meters. Never guess, assume or use a typical size.
2. If the built area is missing, call the tool without it, or ask first. The tool returns no value and the market price per square meter; then ask the user for the built area.
3. After a valuation, say which data was used ("based on the data you gave") and offer to recalculate if anything is wrong.
4. Present the range as indicative, never as a certified appraisal. For market prices only (no specific property) use `mlscolombia_mercado`.
5. Always keep the source line (MLS Colombia, date, link) and the link to value in depth at mlscolombia.co/valorar/.
