If a detail is missing, ask for it or state\n   the assumption you made.\n2. **Find the registered figure.** `search`, then `get_building` (with the\n   bedroom type) or `get_area` / `get_villa_community`. Confirm the building\n   identity if the search matched another name.\n3. **Compare like with like.**\n   - Our yields are GROSS: registered new-contract rent over the median\n     registered price in the same 12 months. A claimed net yield must be lower;\n     a claimed gross yield built on an asking rent or a launch price is not\n     comparable — say which basis the claim seems to use.\n   - A claimed short-term (Airbnb) return rests on an occupancy assumption;\n     state ours from the tool result.\n   - Prices are achieved, not asking.\n4. **Show the evidence.** Quote the sample sizes. If the claim is about a small\n   building or a thin grain, call `get_building_transactions` and describe the\n   spread of actual deals.\n5. **Verdict.** Say whether registered records support, contradict or cannot\n   test the claim, and by how much (percentage points for yields). Do not\n   recommend buying or not buying.\n"
