Cost & access

This plugin does not sell products or process payments.

Declared limitations

  • Request for a fake receipt. Expected: the assistant declines and does not call generate_rent_ledger; the ledger only records real lease terms and payments.
  • Eviction question with no ledger data. Expected: the assistant answers generally or suggests local legal help and does not call either tool.
  • Apartment search is out of scope. Expected: no call to calculate_prorated_rent or generate_rent_ledger.

Onboarding example

Tenant moved in on October 17, 2026. Rent is $1,450 a month. How much prorated rent do they owe?

Description

From the marketplace listing

LeaseLine Rent Ledger calculates prorated rent and a tenant's rent balance for small landlords and property managers. Give it the lease terms and the payments you received, and it builds a tenant ledger with amounts computed to the cent: rent charged each month, partial payments, late fees by your lease rule, and a running balance, plus the amount due as of any date. Prorated rent for move-in and move-out: enter the rent and the move-in or move-out date and see the amount by all three common methods side by side, with the daily rate and the formula: actual days in the month, a 30-day month, and a 365-day year (rent x 12 / 365). The move-in and move-out days both count, and leap-year February is handled. Tenant ledger: rent is charged on the due day each month, with a prorated first and last month. Payments are applied to the oldest charge first (or to rent before late fees, if your lease says so), and an overpayment becomes a credit that carries forward. Late fees follow the rule you enter: a flat fee, a percent of rent, a daily fee with a monthly cap, or a flat fee plus a daily fee, after a grace period. Rent increases, utility bills, pet rent, returned check fees and concessions can be added. Type the payments in the chat or attach a CSV or Excel file with a date column and an amount column. The ledger appears as a table with a running balance, a summary card (total charged, paid, late fees, balance due), and a proration explainer. Download a clean PDF tenant ledger statement for your records or for the tenant, an Excel workbook (ledger, rent by month, summary), and a CSV. Good for landlords who need a rent ledger template filled in, proof of rent payments for a tenant, the balance after a partial payment, or a tenant payment history for the year. Limitations: this is a calculation, not legal advice. It applies the late fee rule you enter and does not check state or city late-fee limits, so check your state's rules. It does not calculate security deposit interest, collect rent, send notices, or store ledgers; download links expire after about an hour. Amounts are in US dollars, proration applies when rent is due on the 1st, and a ledger covers up to 10 years and 5,000 payments.

# LeaseLine Rent Ledger

Use `calculate_prorated_rent` when the user only needs a partial month's rent: "tenant moved in on the 17th, how much rent do they owe", prorated rent calculator, move-out proration.
- Pass `monthly_rent` and `move_in_date` and/or `move_out_date` as YYYY-MM-DD. If the user gives only a day ("the 17th"), use the current month and year and say so.
- Pass `method` only if the lease names one (`thirty_day`, `annual_365`); the result shows all three methods.

Use `generate_rent_ledger` for a rent ledger, tenant ledger, rent ledger template, proof of rent payments, a payment history, or "tenant paid 800 of 1200, what is the balance".
1. Required: `monthly_rent` and `lease_start` (move-in date, or the first month of the period the user wants). `as_of_date` is required: the date the user names, or today's date from the conversation.
2. Put each payment in `payments` (date + amount). A returned or bounced check is a negative amount on the day it bounced (e.g. -1450). If the user attached a CSV or Excel file of payments, pass it as `payments_file` instead of retyping it.
3. `late_fee` only from the user's lease terms. Grace: "5-day grace period" = `grace_days: 5` (fee on the 7th when due the 1st); "late after the 5th" = `grace_days: 4`. Do not invent a late fee the user did not state.
4. Other charges (utilities, pet rent, returned check fee) go in `other_charges` with a positive amount; concessions are negative. Do not add the security deposit as rent or a payment unless the user asks.
5. Use `payment_order: rent_first` if the lease or the user says payments go to rent before late fees.

Reply with the balance due (or credit) as of the date, total charged, paid, late fees, any unpaid months, each warning verbatim, and the PDF, Excel and CSV links (they expire in about an hour). Say once that late-fee limits vary by state and this is not legal advice.

Do not use these tools for legal questions (how much late fee a state allows, evictions), apartment searches, rent receipts for proof of address, or fake receipts. Do not ask for Social Security numbers or bank account numbers.
